What do you need to start?
Dates or the month, how many nights, how many people and how many bedrooms, the area, or that you are not sure yet, your must haves, the budget and whether that is per night or in total, and the occasion. The must haves shape the search most: a private pool, walking distance to a town, a dock, a flat garden, air conditioning in every room, two kitchens for a big group. The occasion matters as much as the numbers, because it decides which houses will take you at all.
What do villas actually cost?
The price bands on this page are what we saw during 2026, for 2026 and 2027 dates. They are not quotes for your week. Read them to place yourself: a five bedroom house near Split, a big house for twenty, a city house you can walk home to, and the staffed top end. Can we book three nights in July?
Sometimes. From June to September most villas of any size are let for five to seven nights. Three and four night stays exist and they are scarce, so a short summer stay means a shorter list and usually a smaller house. Tell us the nights you want and the nights you could stretch to, and we will look for the short stay first.
What do you not do?
We are not a search engine, we hold no listings, and there is no calendar here to book yourself. There are no villas of our own to sell you, which is why the shortlist can be the two or three houses that actually fit.
Where do you cover?
Our home water for boat days, chefs, wine days and drivers is Split, Trogir, Kaštela, Podstrana, Brač, Hvar and Vis. For Dubrovnik, Korčula or Istria we can still find the house and send the shortlist, and we will say plainly which parts of the week we cannot arrange that far from Split. Split or Hvar, where to base your week is the first decision most groups make.

Comparable five bedroom houses with a private pool sat at EUR 1,300 to 1,450 a night for July 2026 dates.

Summer means five to seven nights
From June to September most villas of any size are let for five to seven nights. Three and four night stays exist and they are scarce, so say early if that is what you need.
Parties are not a given
Many villas do not allow parties. Stag, hen and big birthday groups are shortlisted only where the owner has confirmed the group in writing.
Sixteen and over usually means two houses
Villas that sleep sixteen or more near Split are rare. The realistic answer is often two houses within a short drive of each other, and it is better to know that first.
Cleaning and the deposit sit on top
The nightly rate is not the total. Cleaning is usually charged separately, and a refundable damage deposit is held, so every shortlist states the total for your nights.

Does the villa cost more if you find it?
No. You pay the villa's published rate, and you book it with the villa's own booking office.
Who do I pay?
The villa's own booking office, directly, for the house. The deposit, the balance and the cancellation terms are theirs and are set out before you book. Cleaning is usually charged on top of the nightly rate, and a refundable damage deposit is held. Anything we arrange around the house is quoted separately, with what is included stated in the quote.
Can you find three nights in July?

Can you find a villa with a dock, or with staff?
Both exist on this coast. A private dock or direct sea access narrows the search sharply, so say it first, because it decides the area before it decides the house. Staffed houses with daily housekeeping and a cook sit at the top end, which in 2026 started around EUR 3,500 a night in high season on a four night minimum. If you cannot have both, say which one matters more.
Do you cover Dubrovnik or Istria?
We can find and shortlist the house anywhere in Croatia. What changes is the week around it. Boat days, chefs, wine days and drivers are arranged on the Split to Hvar stretch, so for Dubrovnik, Korčula or Istria we will say plainly which parts of the week we cannot cover there.
How far ahead should we get in touch?
For July and August, six months ahead is normal and it is not early, because the houses that sleep twelve or more with a pool and sea access are taken first. For June and September there is usually more room. Inside a few weeks in high season we will still look, and the list will be short.
What happens after we send the request?
We look, then come back with two or three houses that fit, each with the total for your nights and what sits on top of it. If nothing fits, we say so and tell you what would have to change, a different week, an extra night, a different bay. When you choose one, you book it with the villa's own booking office at its published rate, and we start on the week around it.
