Are villas in Croatia expensive? The nightly rate is the wrong number to argue about. A house at EUR 1,875 a night sounds ruinous until twenty people divide it, and a house at EUR 957 stops looking cheap the moment only four of you turn up. Everything below is a rate published for the Croatian coast that we checked in September 2026, for 2026 and 2027 dates. None of it is a quote for your week, and none of it prices the week around the house, which is set out in what a Croatia group weekend costs per head.
What does a villa in Croatia cost per night, by size and season?
Five bedrooms sleeping ten is the standard unit on this coast. In high summer it sits between roughly EUR 950 and EUR 1,450 a night, cheaper a short drive back from the water and dearer on it.

Two of these houses publish in pounds and have been left in pounds rather than converted at a rate that will have moved by the time you read this. Read the row that matches your headcount, not the one that matches your taste.
What does a week total for 10, 12 and 16 people, per head?
Multiply the nightly rate by seven, then divide by the heads. Nothing else in a villa budget moves the answer as much.

A week under a roof, on the same coast, in the same fortnight, runs from about GBP 235 a head to about EUR 1,300. Capacity does most of that, not luxury. Per person per night it is starker still: GBP 33.50 in the Čiovo house at ten, EUR 93.75 in the twenty bed house when it is genuinely full, EUR 144.60 in the Podstrana five bedroom in peak August, and about EUR 350 at the staffed top end.
The expensive number is the thirteenth guest. Ten and twelve are cheap because five bedroom houses are the common stock, thirteen usually means a ten bedroom house, and the per head figure climbs again until you get back to eighteen or twenty. Count the beds you need before you look at a single photograph.
What sits on top of the nightly rate?
Four things, and none of them is in the headline figure. Cleaning is normally charged separately. A refundable damage deposit is held against the house, EUR 1,000 on the ten bedroom house above and EUR 500 on the one inside Split. Tourist tax is set town by town and depends on how the house is registered. A house run as commercial accommodation charges it per person per night: the 2026 amounts for this county, for stays between 1 April and 30 September, are EUR 2.65 in Split and Trogir, EUR 2.00 in Podstrana and on Šolta, EUR 1.80 in Jelsa and Stari Grad on Hvar, and EUR 1.50 in Kaštela, so twelve people for seven nights is at most about EUR 126 to EUR 223, and less outside those dates. A privately registered house pays a fixed yearly sum per bed instead and usually adds nothing to your bill. Ask which applies before you compare totals. Pool heating, where it is offered at all, is usually a separate charge and only matters outside summer.

Before you compare two houses, ask each one for the total for your exact nights with cleaning, the deposit and the tax named. Two headline rates that look close finish a long way apart once the extras are on the page.
Why does summer mean five to seven nights?
Because a Saturday to Saturday week is what fills a short season, and the houses that can hold that line do. Of the rates above, the Kaštela and Čiovo houses take seven nights through July and August, the two Podstrana houses take five, and only the house inside Split takes three. The same houses drop to three or four nights either side of summer.
The arrival day can be as fixed as the length. The Čiovo house takes Saturday arrivals only in July and August, which means a Tuesday to Tuesday week there is not a negotiation, it is a different house. If you need three or four nights in high summer, say so in your first message and say which nights you could stretch to. It changes which houses are worth asking at all.
What moves the price most?
The month, by a distance. The same five bedroom house in Podstrana is EUR 1,446 a night from 4 July to 21 August and EUR 756 a night from 5 to 18 September. Same house, same pool, EUR 690 a night less, which is EUR 4,830 across a week.
Sea access is next, and it is the one thing you cannot fix with a date change. A private dock or steps into the water narrows the search sharply and prices at the top of whatever band you are in. Walkability is the quiet one: a house you can walk home from at midnight takes the drivers out of your week, which is real money on the other side of the ledger, and it is why somewhere inside Split can cost more per head than a bigger house twenty minutes out. Put the house on Hvar and the sums shift again, because the crossing becomes part of every day out rather than a one off, which is the trade set out on villa concierge Hvar. Staff is not a step up in the same market but a different market, starting around EUR 3,500 a night in high season on a four night minimum. And the changeover day quietly decides whether your dates exist at all.
Move the week to early September before you move down a house. It is the cheapest change on the list.
When is “expensive” true, and when is it not?
Not true at eight to twenty people. Ten in the Čiovo house pay GBP 33.50 each a night for the roof in the first week of August, and twelve in the Kaštela house pay EUR 79.75, both with a pool and a kitchen.
True at four to six. A house that sleeps ten costs what it costs, so six people in that Kaštela week pay EUR 1,117 each rather than EUR 558. At that size the arithmetic stops favouring a villa.
True at the top of the market, where it is supposed to be. Published weekly rates at the very top in Croatia run from about EUR 14,980 to EUR 26,950 for a house sleeping eight, which is EUR 1,870 to EUR 3,370 each for the week. Nobody buys that on value.
Work out your own per head per night figure before you look at anything. It settles the argument faster than any photograph.
What would we do with a budget of EUR 5,000, EUR 10,000 or EUR 25,000?
Three shapes, bands only, none of them a quote.
EUR 5,000 for the house, ten adults, a week in July. That is EUR 714 a night, which buys the Čiovo end of the market with room to spare at GBP 2,345 for the week, about GBP 235 each. What it does not buy in July is a pool twenty metres from the sea. Stretch to EUR 6,699 and the Kaštela house with the heated pool comes into range and takes twelve.
EUR 10,000 for the house, twelve people, a week in August. It works in one shape: a five bedroom house that genuinely sleeps twelve, like the Kaštela house at EUR 6,699 for the week, which leaves room for cleaning and the tax. Houses that size are thin on the ground in August, so ask early. It does not work with a ten bedroom house, which is EUR 13,125 in August and EUR 11,760 in September, so twelve people who want the bigger house should move the week to September and budget the difference.
EUR 25,000, sixteen people, a week in August. The twenty bed house at EUR 13,125 leaves close to EUR 12,000 for the boat days, the chef and the drivers, which is a comfortable week rather than a stretched one. The same EUR 25,000 spent at the staffed end buys seven nights and nothing around them.
